Vikaspuri 3BHK: My confusion over true final cost
Is stamp duty calculation always fixed ya usme bhi kuch negotiation ho sakti hai? I'm looking at a 3BHK around Vikaspuri, Delhi Developer ka project hai. Quoted price ₹1.8 Cr hai, which seems okay for the area. But I'm honestly confused about the final all-in cost. Builder bol raha hai stamp duty, registration, PLC, parking, club membership sab alag se lagenge. Matlab, ₹1.8 Cr toh base price hai, total kitna upar jaayega? My parents keep saying builder se kuch toh negotiate karo, but I'm not sure if these government charges like stamp duty (Delhi mein 6% hai na?) pe bhi kuch discount mil sakta hai. For women buyers, is there a concession? Ya yeh sab fixed hote hain? Aur construction-linked payment plan mein stamp duty kab pay karni hoti hai? Koi experience share karo, especially if you've recently bought in Delhi. Should I push for a lower base price to offset these, or are these charges non-negotiable?

Totally relate! My experience in Dwarka Mor was similar. The builder kept adding costs – PLC (Preferred Location Charges) for higher floors ya park-facing units, then IFMS (Interest Free Maintenance Security), electricity meter charges, water connection, fire fighting charges... the list was endless. My 2BHK which was quoted at 90L went up to 1.1 Cr. It's so frustrating because they don't tell you upfront. I regret not pushing harder on the base price, thinking these 'government charges' were non-negotiable. Always ask for a detailed cost breakup before signing anything!
Yeh builders ki purani trick hai to show a lower base price. PLC is a pure profit margin for them; it's not a fixed government charge. Same with club membership and parking. Only stamp duty and registration are statutory. My brother faced this while buying in Alaknanda, and he ended up paying almost 18% extra over the base price. You should definitely push for a lower base price or ask them to waive off some of these 'optional' charges. Don't fall for the 'fixed charges' line for everything.
Yaar, 20L extra is a huge jump! Did you try negotiating the PLC or IFMS at least? I heard sometimes builders give some discount on these 'internal' charges if you bargain hard at the time of booking.
Stamp duty to government charge hai, usme negotiation ka sawal hi nahi. Fixed percentage hota hai property value ka. Delhi mein women buyers ke liye 1% concession milta hai on stamp duty, so it's 5% instead of 6%. But property wife ke naam pe ya co-owner as first owner hona chahiye.
Bhai, this is exactly my confusion! Builders always quote a base price, and then the 'final cost' ends up being 20-25% higher. Feels like a trap every time. Vikaspuri mein toh demand bhi acchi hai, toh negotiation ka scope kam lagta hai.
