Does anyone actually manage to negotiate much on property prices in Model Town? I'm currently in a 2BHK, thinking of upgrading to a 3BHK, maybe ₹2.5Cr range. Vikram Properties And Builder se baat chal rahi hai. Builder quoted price par kitna kam kar sakte hain yaar? Broker bol raha spot discount possible hai but I'm not sure. All-in cost mein stamp duty, registration ke alawa aur kya hidden charges hote hain jo baad mein pata chalte hain? Is it worth going through a broker or direct builder se better deal milti hai?

Bhai, Model Town mein Vikram Properties se negotiate karna mushkil hai. Humne bhi try kiya tha ek baar for a 2BHK, they are very rigid on the quoted price. Hidden charges ka toh poochho mat, maintenance charges mein hi ghusa dete hain kaafi kuch jo pehle batate nahi.
Not just maintenance, hidden charges mein PLC (Preferential Location Charges), club membership, power backup, IFMS (Interest-Free Maintenance Security) deposit... sab add kar lo. ₹2.5 Cr par toh itna badh jaayega ki budget hil jaayega. Legal advisor se agreement check karwana must hai, warna baad mein bahut pachtaoge.
Sahi baat hai, maintenance mein hi bill bana dete hain. Builder ka initial quote toh bas starting point hota hai.
