Villa dreams or small apartment reality?
I'm looking at Noida property again. Lotus Greens Isle seems amazing but honestly, is it worth almost ₹20Cr? The carpet area must be massive, but the price per sqft is insane! Alternatively, Capital Ultratechomes Aryavan Residency offers much smaller apartments in comparison. Though it's completed, so no possession risk. Which is a better investment for long-term appreciation? What do you guys think?

Capital Ultratechomes Aryavan Residency ke baare mein bhi socho. Smaller hai toh kya hua, at least budget mein aayega. Plus, no possession risk is a huge relief in this market. Lotus Greens Isle ke 20 Cr mein toh Aryavan Residency mein 2-3 flats aa jayenge! But is Aryavan Residency in a good developing area for future appreciation, maybe near Ajayabpur or something?
Aryavan Residency is decent. Not Ajayabpur exactly, but close to the main sectors. Appreciation will be steady, safe for first-timers.
Lotus Greens Isle is actually very good. My cousin's friend bought there. Possession mil gaya hai unko. The location near Alpha I Greater Noida is prime, and the quality is top-notch. If you have the budget, go for it.
U10, connectivity is excellent, right off the expressway. Amenities are mostly functional.

Haan, location toh theek hai, but mere ek acquaintance ne same builder ke dusre project mein book kiya tha. Possession mein bahut delay hua tha. Even though Isle is completed now (Sept 2022 was the possession date), you have to be careful with these big-ticket projects. Always check the builder's past track record thoroughly. ₹20Cr is no joke, yaar.
