Viman Avenue: Is daily life actually smooth?
Viman Avenue keeps coming up every time I shortlist properties in Pune for my first home. The prices are in the ₹1.37-2.17 Cr range, a bit steep but location seems good for my work. I'm really trying to understand the actual carpet area efficiency. Floor plans on paper look decent, but sometimes the real 2BHKs feel so cramped. Does the layout feel practical for daily living ya sirf marketing hai? Also, commute to Hinjewadi or Kharadi from here, is it actually smooth? Google Maps toh kuch aur dikhata hai, but real-life traffic ka kya scene hai? Honestly, I'm just trying to figure out agar yeh project sirf paper pe achha hai ya genuinely rehne layak hai. Koi hidden issues toh nahi hain, jo first-time buyers miss kar dete hain? My parents keep saying check everything.

Has anyone checked the builder's track record for Viman Avenue? The RERA number is P52100080809 and the possession date is given as 2028-03-01. That's still a long way off. First-time buyers like us need to be extra careful with upcoming projects. Any info on whether this builder has delivered on time before?
2028 possession date is quite far. My brother booked in a project near Akurdi with a similar timeline, and it's already running 1.5 years late. Builders often push dates, especially with 'upcoming' status. Current market conditions in Pune also make it tricky, sometimes sales slow down and then construction also lags. Be prepared for potential delays and factor that into your financial planning.
Yeah, their previous projects had some delays. Also, Viman Avenue only has 28 units. Sometimes smaller projects get neglected by builders if they have bigger ones going on simultaneously. Just a thought.

Carpet area efficiency is a huge red flag for me too. Dekhne mein sab achha lagta hai but actual usage mein itna space waste hota hai corners mein ya passages mein. I saw a similar project in Ambegaon and the room sizes were tiny.
Commute to Hinjewadi from Viman Nagar side? Bhai, Google Maps toh sab green dikhata hai raat ke 2 baje. Real life mein, it's a nightmare. I used to work near Hinjewadi Phase 3 and lived closer to Kharadi. Even that was a struggle during peak hours. Viman Avenue se toh aur bhi time lagega, especially with the airport road traffic. Agar work-life balance chahiye toh yeh commute bahut heavy padega, trust me.
Exactly! I live near Sinhagad Road and my office is in Kharadi. Even that 15km stretch takes me 45 mins to an hour sometimes. Viman Avenue to Hinjewadi is a much longer and more congested route. Daily travel ke liye not ideal.
Totally agree! Hinjewadi commute is brutal. Viman Nagar se toh pakka 1.5-2 hours one-way lag jayenge daily, no matter what Google Maps says.
