I'm considering a 1000 sqft 2BHK near Phoenix for ₹1.4Cr, ready-to-move, versus an 1100 sqft one for ₹1.2Cr, under-construction with 1.5 years till possession. Both seem decent options. Kya lagta hai, given the current Pune market, which option makes more sense for long-term ROI in Viman Nagar? Should I prioritize immediate rental income or potential appreciation?
