Viman Nagar has officially capped its capital growth, and anyone expecting double-digit CAGR here is chasing a phantom. From my experience, current entry rates around ₹12,000 per sqft leave almost zero margin for upside. The rental yield barely touches 3%, which isn't sustainable. My agent was pushing me to check Bhandari Associates for options in this belt, but when I checked online they have total projects listed as 0 currently active or completed under RERA here. Viman Nagar is basically an end-user luxury hub now where people buy to live close to the airport, not to double their money in 5 years. If appreciation is what you want, you are entering at the absolute peak.
Bhai please don't rush, I am in the exact same boat as you. 1.15 Cr is massive money and if rental yield is just 2.8 to 3 percent, you won't even cover half your EMI if you ever move out. Take a step back and think twice.
