Definitely check RERA! Aur builder ka past projects bhi dekho, completion record kaisa hai.
Yes, builders are charging premium, but check the RERA status carefully. Many projects are delayed. My friend booked in a project near Sinhagad Road, promised possession in 2022, still waiting. Don't just look at the price, check track record.
U4, a decent 3BHK in Viman Nagar, new construction, is easily 1.8 Cr to 2.5 Cr now, depending on the builder and amenities. Per sqft is around 12-15k. Ready possession pe toh definitely premium hai, 10-15% extra.
Haan bhai, same experience! Hum bhi 2BHK se 3BHK dekh rahe hain but Viman Nagar mein toh haath hi nahi daal pa rahe. So frustrating!
Totally agree, U1! Viman Nagar has gone crazy. My agent showed me a 3BHK there and it was way out of budget. Lagta hai wait karna hi behtar hai, market thoda settle ho jaaye.

Sahi kaha. Sirf Viman Nagar nahi, Amanora Park Town mein bhi same haal hai. Prices are just skyrocketing, especially for good projects. Lagta hai abhi rent pe hi rehna padega.
