Loan pre-approved for an upgrade, but Vipul Orchid Square ka premium samajh nahi aa raha. My current 2BHK in Sector 57 feels too small now. Okay, I'll say what no one says: Vipul ka delivery track record kitna reliable hai? Everyone glorifies the location, but actual possession timelines par kya scene hai? Is this price per sqft really justified, ya phir investors ka ghost society ban jayega after years of delays? Change my mind.

Bhai, mera toh Vipul ke dusre project mein experience kharab raha hai. 2015 mein booking ki thi ek plot ki Badshahpur ke paas, bola tha 2 saal mein possession milega. Aaj tak papers clear nahi hue hain poore. Sirf date pe date dete rehte hain. Woh premium price justify tab hota hai jab builder time pe delivery de. Warna saari savings phans jaati hain.

Current market mein delays thode kam hue hain compared to 5-7 years back, especially after RERA. But Vipul ka track record, for some of their projects, has been a bit shaky. Orchid Square was old, so it's a different story. But for new launches, always check RERA timelines and builder's past RERA complaints. Gurgaon mein prices definitely high hain, par demand bhi hai, especially for good locations near Airport Road side.

Totally agree with the original poster. Vipul Orchid Square ka price dekh kar toh dimaag ghoom jaata hai. For a project delivered in 2007, it still commands such a premium? I'm also a first-time buyer and this budget is just insane for me. Lagta hai sirf investors hi afford kar sakte hain.

So the 'delivery track record' for *this specific project* isn't an issue now, it's an old, established society. But OP is right to question Vipul's *general* reputation. Unke kuch aur projects mein delays hue hain, suna hai.
