Budget finalised, loan pre-approved – now I'm seriously looking at properties in Gurugram, specifically Vipul Orchid Square. My parents keep saying to check everything twice, and I'm honestly seeing a big disconnect between brochures and reality. The green areas advertised look amazing, but on site visits, it feels so cramped. Does that actually hit resale value or tenant attraction later on? Also, what's the deal with parking allocation there? Is it reserved, or is it a lottery system that becomes a daily headache? I'm worried about future maintenance costs if these things aren't top-notch. Any investors here who own in Vipul Orchid Square, what's your experience been with these points? Is it worth the premium?
