Power backup at Vipul Orchid Square, what's the actual deal? They promised full flat backup but my ACs don't even run. It's just basic lights. Also, water supply feels unreliable; are we too dependent on tankers here? Maintenance charges are high for this. Anyone else facing similar issues post-possession?

It's a tough situation. On one hand, you've invested a huge amount (up to ₹11.5 Cr for some units!), and on the other, you're struggling with basic utilities. The best bet would be to form a strong RWA (Resident Welfare Association) and collectively push the builder for solutions, or explore legal options together. Individual complaints rarely get traction.
RWA banana bhi aasan nahi hota. Sabki apni apni priorities hoti hain. And builders often just ignore RWAs, especially for older projects where their commitment is technically over. It's a never-ending battle.

I always tell people, before buying, talk to at least 5-6 current residents, not just the sales team. Sales waale toh chaand taare tod ke laane ki baat karenge. These issues like power backup and water are deal-breakers. You pay so much and then have to live with these compromises daily. It's not worth the peace of mind lost.
Gurugram market is hot right now, especially for good societies. But for properties with known issues like unreliable power backup or water, the resale value definitely takes a hit. Buyers are much more aware these days and don't want these headaches, even if the location is prime.
Given these issues, how is the resale market for such properties in Gurugram currently?
Is there any legal recourse for such issues, especially since the possession was in 2007? Does RERA even apply to projects that old? Builders should be held accountable for misleading claims.
Water tanker dependency is a huge issue in many parts of Gurugram, even areas like Baliawas. It drives up living costs significantly.
RERA generally covers projects launched after 2016. For older projects like Vipul Orchid Square (2007 possession), RERA might not directly apply for original complaints, but you can check your original builder-buyer agreement for clauses on amenities. Consumer court is usually the way to go for such cases, but it's a long battle.

I think the problem is more systemic with this builder. For a property in the ₹3.5 Cr – ₹11.5 Cr range, you expect top-notch services, not these basic infrastructure issues. It's really frustrating when you invest so much and then face such daily struggles.
