Just moved into Vipul Orchid Square last month, and honestly, the power backup situation is a joke. They promised full flat backup but it's barely enough for lights, forget ACs. My tenants are already complaining. And the water supply, yaar, it's not consistent. Is this normal for Gurgaon societies or did I just get unlucky? Worried about future maintenance costs and tenant retention.

It's a tough spot for sure. For a project handed over in 2007, maintenance becomes a huge factor. The society management needs to be proactive. Have you tried forming a resident welfare association (RWA) or raising this issue collectively? Often, builders will only respond if there's collective pressure. Also, the price range of 3.5 Cr – 11.5 Cr suggests a premium segment, so residents should demand better. Don't just suffer in silence.
I almost bought a flat in Vipul Orchid Square a few years back. The broker showed me everything, even the generator room. They proudly claimed '100% power backup', but when I asked for the technical specs – KVA rating, fuel capacity, number of generators – they just brushed it off. I had a bad gut feeling and backed out. Glad I did, seems like my instincts were right. Is the water problem due to borewell or municipal supply?
Borewell water quality is also a big issue. My society in Basai struggles with that too, yellow water sometimes.
Good call on backing out! The water supply in many older Gurgaon societies relies on a mix of borewell and tankers, especially during summer. Municipal supply is still inconsistent in many areas of Gurugram. That's usually the root cause of 'inconsistent water'.
Tenant retention is a real concern. But full flat backup for ACs is rare, even in new projects, unless specified clearly. Did you check the society bylaws or the builder-buyer agreement for the exact power backup terms? Sometimes it's only for common areas and basic lights.
Yeah, for a project from 2007, it's possible the infrastructure wasn't designed for modern AC loads. Total 476 units hain, sab ek saath AC chalaenge toh backup system collapse ho jaayega.
You're right. Builders often use vague terms. My agreement for a flat in Baharampur Naya mentioned 'adequate power backup' which turned out to be just one light and fan point per room. It's misleading.
Bhai, this is a common problem in older societies, especially in Gurgaon. My uncle lives in a society near Badshahpur, built around the same time, and they faced similar challenges with power backup capacity. You have to check the actual load capacity, not just what's advertised.
Oh no, yaar! Same issue in a society near Airport Road. Builders promise the moon, deliver dust.
But 3.5 Cr se 11.5 Cr ki range mein bhi yeh problems? Seriously? Kya fayda itna spend karne ka?
Exactly! Mujhe laga sirf mere saath hua hai. Vipul waalon ka toh purana track record hai aise issues ka. Possession bhi 2007 ka hai, toh expect kiya tha ki sab settled hoga.
