posted on 7 MayVipul Orchid Square: real clubhouse and security?
What's the real deal with the clubhouse and security at Vipul Orchid Square? I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. Brochures always show amazing facilities, but is the clubhouse actually used or just a showpiece? And for security, are the guards effective, or just for show? Want to know if it feels like a genuine home, not just another building. My EMI vs rent math is almost done, just need real-world insights before committing.

Original poster, aapka budget range kya hai exactly? Agar aap ₹3.5 Cr ke lower end pe ho, toh options limited ho sakte hain. Lekin agar ₹5 Cr+ hai, then you have more bargaining power ya phir naye projects bhi dekh sakte ho. Always compare the per sqft rate with nearby, slightly newer projects. Ready-to-move projects like this one save you from construction delays, but come with their own set of age-related issues.
The key is to visit the society multiple times – morning, evening, and even on a weekend. Observe the clubhouse activity, talk to existing residents about their experience with security and maintenance. For a project with 476 units and possession from 2007, the RWA (Residents' Welfare Association) plays a huge role. Ask to see their financial statements for the past few years to understand maintenance expenses. Don't just rely on brochures, especially for a property this old.
But the price range, yaar! ₹3.5 Cr se ₹11.5 Cr for a 2007 project? That's seriously high. Kya current market conditions mein yeh justified hai? I mean, for that kind of money, you can get some really good options in upcoming sectors. Kya ismein koi hidden charges ya renovation costs toh nahi honge aage jaake?
Hidden charges toh har jagah hote hain, but older societies mein sinking fund ya special repair fund ka contribution zyada ho sakta hai. Clubhouse upgrade ka bhi fund alag se maang sakte hain.
Gurugram mein prices toh sky-high hain, U5. Even older properties are commanding insane rates, especially in prime locations like where Vipul Orchid Square is. Airport Road ke paas bhi ab kuch affordable nahi milta. Renovation ka toh dekhna padega, definitely factor that in.
Dekho, purane projects ka apna charm hota hai. Established communities hoti hain, greenery zyada milti hai, aur construction quality bhi kai baar aaj kal ke projects se better hoti hai. Vipul Orchid Square mein 476 units hain, toh society badi hai aur active residents honge. Isse clubhouse aur security dono better maintain ho sakte hain agar residents association strong ho.
Bhai, Vipul Orchid Square? That's an old project, possession date 2007 ki hai! Clubhouse aur security toh theek hogi, but after so many years, maintenance ka kya scene hai? Aur ₹3.5 Cr – ₹11.5 Cr ki range mein, itna purana project worth it hai kya? Naye projects mein bhi similar prices mil jaati hain Gurugram mein.
Sahi keh rahe ho U2. Mera ek friend Basai mein ek old society mein rehta hai, same issue hai. Gym equipment toote hue hain, swimming pool ka water quality theek nahi rehta. Security guards bhi bas gate pe phone pe lage rehte hain. Itna budget hai toh thoda aur research karo, maybe Airport Road ke paas koi naya ya relatively newer project dekh lo. Quality of life matters after paying so much!
Exactly! Old projects mein common areas aur facilities ki upkeep bahut mushkil hoti hai. Security guards bhi aksar purane ho jaate hain aur lax ho jaate hain.
