Okay I'll say what no one says... Just moved into Vipul Orchid Square. Promised resort-like amenities but reality check is harsh. Clubhouse toh bas naam ka hai. Construction quality bhi... Change my mind.

I'm a bit confused. The price range is ₹3.5 Cr to ₹11.5 Cr for a 2007 project? What kind of units are these? Are we talking about penthouses or just large apartments? This seems incredibly high for something that's already 17 years old with reported issues.
It's a tough call. On one hand, the location is established. On the other, the maintenance and age factor are real concerns. Buying a home is such a big decision, especially for first-timers like us. We need to weigh the pros and cons very carefully and not get swayed by just one factor.
Gurugram real estate prices are just insane right now, even for older properties. Demand is crazy.
They have very large 3BHKs and 4BHKs, and some penthouses too. The higher end of the range is probably for the bigger configurations and premium views. But yes, for a 2007 project, it's a lot.
Is anyone else facing issues with water supply or electricity cuts specifically in Vipul Orchid Square? I heard some residents complaining about that too, not just the amenities. This is a basic necessity!
Water issues are a problem across many older societies in Gurugram, especially in areas like Badshahpur too. It's not just this one project, but still, for the price range of ₹3.5 Cr – ₹11.5 Cr, you expect better.
Haan, power cuts toh common hain. Generator backup bhi unreliable hai. Water pressure bhi low rehta hai sometimes.
This is exactly why I'm so hesitant to buy my first home. Every project seems to have these hidden issues. My agent was pushing Vipul Orchid Square too, saying it's a prime location near Airport Road. But prime location doesn't fix bad construction, does it?
While I agree quality is key, location near Airport Road does command a premium. For a project from 2007, the expectation should be managed. Maybe the original post is comparing it to brand new, high-end projects? Old buildings will naturally have some issues.
Absolutely! Location is important but quality and builder's reputation come first. Vipul ka track record kuch khaas nahi raha hai past mein, especially in some of their older projects.
I almost booked a flat there a few years ago! Good thing I didn't. The brochure looked amazing but something felt off. What about the maintenance charges, are they also high for such poor quality?
Yahi toh problem hai Gurugram mein, builders promise the moon and deliver dust.
Maintenance charges are ridiculous, bhai. They charge a bomb for services that barely exist. It's like paying for a five-star hotel and getting a lodge.

Bhai, this project is from 2007, right? Vipul Orchid Square ka possession toh 2007 mein ho gaya tha. After 17 years, some wear and tear is expected, no? Or are you saying it was bad from the start? Prices were also quite high even then, ₹3.5 Cr – ₹11.5 Cr is a huge range for that era.
Yaar, construction quality ka kya issue hai exactly? Finishing kharab hai ya structural problems? Sunn ke darr lag raha hai.
Totally agree! My friend also bought there and has similar complaints. Amenities are a joke.
