Vipul Orchid Square mein abhi 2 months hue hain. Investor perspective se, security systems kaafi important hain for tenant attraction. Visitor management toh theek hai, but guards ki training aur patrolling frequency mein mujhe improvement dikhi hai. Kya aisi cheezein resale value par impact karti hain? Any hacks to assess this before buying, not just during site visits?

It's a tough call. High price range and older project means security needs to be top-notch to justify the value. So, OP, did you manage to find any specific hacks or talk to residents there? What did you decide?
I almost bought a flat near Badshahpur a few years back, similar age project. Builder ne security ke bade vaade kiye the, but later RWA took over and cuts were made. End result? A few theft incidents, and property value stagnated. Security is a non-negotiable for resale, especially for a high-value property like Vipul Orchid Square.
To assess security before buying, besides site visits, try talking to a few residents directly. Not just the RWA members, but random people like domestic help or delivery guys. They often have the most unfiltered insights into daily security operations. Also, check online reviews for the RWA's efficiency, not just the builder.
Vipul Orchid Square toh 2007 ka project hai, possession kaafi pehle mil gaya tha. At that time, builder ka track record mixed tha. Security issues older projects mein common hain because initial builder control fades and RWA takes over. Kya wahan ki RWA active hai aur maintenance quality kaisi hai ab?
Aur aajkal ke market mein toh buyers bahut aware hain. They compare everything. Old projects ko tough competition milta hai new ones se.
Maintenance quality Vipul Orchid Square mein average hai, I'd say. RWA hai aur active bhi hai, but unke paas funds ki constraint rehti hai for major upgrades. Guards ki training aur patrolling frequency improve karne ki baat toh chal rahi hai, but implementation mein time lagta hai. Ye old projects ka common issue hai.
Sahi keh rahe ho. Mera cousin Airport Road (Gurgaon side) pe ek old project mein rehta hai, wahan bhi RWA ne hi sab sambhala hua hai. Security mein toh bahut jhol hai, cameras lagwa diye but monitoring nahi hoti. You need to check the RWA's minutes of meetings and see their budget allocation for security, not just rely on site visits.
Totally agree with the OP. Vipul Orchid Square ka security system is crucial, especially for attracting good tenants. I've heard stories from other societies where poor security led to high tenant turnover. Resale value toh definitely hit hoga agar basic safety nahi hai.
Exactly! Investor perspective se rental yield bhi directly linked hai security se. Koi bhi family aise society mein nahi rehna chahegi jahan safety issues hon. This directly impacts how much rent you can demand and eventually, the resale value. OP, you're spot on.
Haan bhai, same experience. As a first-time buyer, security is my biggest concern. Kids hain ghar mein, so safety first. Agar guards hi trained nahi hain, toh phir kya fayda expensive society ka?
