Did a site visit to Vipul Orchid Square on Saturday and honestly wasn't expecting this. Prices are ₹3.50 Cr–₹11.50 Cr, which feels steep even for Gurugram. I'm looking at it purely from an investment angle, like my other properties. What's the real capital appreciation history here? Is the resale market actually liquid for investors, or do properties sit for months? Also, any current owners, what kind of rental yield are you genuinely getting? The numbers I'm seeing don't quite add up for a quick ROI.

Totally agree. My agent showed me some options here and I was shocked by the prices. For that money, I'd rather invest in a plot near Baharampur Naya. At least there's land appreciation.
Sahi baat hai yaar, itna purana project (2007 possession) aur itne high prices. Bahut risky lag raha hai.
