Since January I've been shortlisting flats in Gurugram, mostly around Golf Course Extension. Now looking at Vipul's Orchid Square and Parkview Apartments. From my experience, investor-driven projects mein sometimes resident mix sahi nahi hota, aur society dead lagti hai. Kya Vipul ke projects mein bhi investor vs actual resident ratio ka issue hai? matlab, ghost buildings toh nahi ban jaati? Aur RWA formation ka kya track record hai? Builders often delay handing over control, which leads to high maintenance charges. Vipul ke saath post-possession maintenance charges kitne reasonable hote hain? Any insights on this would be super helpful.

I checked Vipul's Parkview. Price per sqft was like 8500-9000. Is that reasonable for Golf Course
Totally agree with your point about investor ratio. Meri dost ne ek project mein liya tha, society dead rehti hai. RWA bhi nahi bana, builder ne control rakha hai aur services bhi ghatiya hain. Ye Vipul mein bhi same issue lag raha hai.
Bhai, Vipul ka toh naam hi nahi suna. Propmyna pe 'builder: null, total projects: 0' dikha raha hai. Thoda risky nahi hai kya? First-time buyer hoon, aise mein aur darr lagta hai.
