What's the real capital appreciation forecast for Vipul World? I just got possession last month, trying to understand long-term ROI. Are people actually getting good rental yields here, or is it tough to find tenants? Also, how liquid is the resale market now? Not sure about the best exit strategy later.

Look, with 768 total units, Vipul World is a large society. Capital appreciation might be slower in the short term due to the sheer volume of properties. However, for a long-term investor (say, 5-7 years), Gurugram's growth story isn't over. Infrastructure is improving, and connectivity will get better. Rental yields will always be a challenge in a high-value market like this, but don't expect it to cover your EMI fully. The main play is always capital appreciation here. Just be patient and hold if you can.

I visited Vipul World last month to check out a friend's flat. The amenities are good, no doubt, but the occupancy looked a bit sparse. My friend, who got possession on 2022-08-01, is finding it really tough to find a tenant. He's even lowered his expected rent by 10% from his initial ask. The broker told him there are many similar units available for rent, so competition is high. Resale market mein bhi buyers kam hain compared to pre-covid times.
Exactly. Gurugram mein oversupply ka issue ab seriously hit kar raha hai. Resale mein exit strategy banana bahut mushkil ho gaya hai. Ab toh long-term hold hi option lag raha hai, maybe 7-10 saal.

25-30k for a 2BHK in a project that starts at 1.6 Cr? That's quite low. Don't you think 768 units is too many for rentals? Oversupply ka issue hai.
My cousin has a 2BHK there. He's getting around 25-30k, but finding a good tenant took him almost 3 months. It's not covering his EMI for sure, maybe 40-50% max. He's holding for appreciation.

Haan, but location wise theek hai. Main Badshahpur mein ek project dekh raha tha, wahan bhi rentals ka same haal hai. Builders ne bahut units bana diye hain, demand-supply mismatch ho gaya hai. Resale bhi abhi thodi slow hai, I feel.
Totally agree. Mere friends ne bhi bataya ki Vipul World mein rentals nikalna mushkil ho raha hai. Tough competition hai.
