Viridian Longevity: Brochure vs. possession reality is shocking
Just moved into Viridian The Longevity Project at Plaza 106 last month, and honestly, I'm already feeling ripped off. The brochure promised amazing amenities – a state-of-the-art gym, huge pool, functional clubhouse. After possession in March, the reality is so different. The gym is tiny, pool not ready, clubhouse an empty shell. We're paying full EMI and maintenance, which is much higher than discussed during booking, for things that aren't even there. It's truly frustrating. Did others who took possession here face these amenity delivery issues? What steps did you take to resolve it?

Mujhe bhi Viridian ke ek aur project mein similar issues face hue the. Not Longevity, but another one. Unhone possession date bhi bahut delay ki thi, original possession date 2021-12-01 thi na iski? Kya aapko time pe mila tha possession? And is the construction quality at least good?
U8, maintenance is around ₹4-5 per sqft, which is insane considering the amenities aren't functional. Total units 380 hain, but occupancy is still low, maybe 20-30% only. Log darte hain aise projects mein shift hone se, especially when amenities are missing.

U6, no, possession was actually delayed for most people, though official RERA possession date was Dec 2021. Builders often get away with this. I know people who booked in projects near Badshahpur and even they faced 1-2 year delays. As for construction quality, it's average, nothing spectacular. Definitely not worth the premium they charge. With the current Gurugram market conditions, buyers have options, but builders still act like kings.
Bhai, this is really sad to hear. I was considering this project because the price range (₹60 L – ₹93 L) seemed decent for Sector 106. But if amenities aren't delivered, what's the point? What about the RERA status? Did you try complaining there?
Totally agree with U4. Builders just take advantage of us first-time buyers. RERA bhi kitna help karta hai, pata nahi.
U3, RERA mein complaint karna ek option hai, but process bahut slow hota hai. Is project ka RERA number hai 72 of 2017 and 65 of 2017. Maine suna hai Viridian ka track record pehle bhi aisa hi raha hai, especially in projects near Airport Road side. They always delay and compromise on amenities. It's a common trick to attract first-time buyers with fancy brochures and then deliver sub-par facilities.
