Vishwa Aseemvishwa: What's broken after possession?
Since January I've been shortlisting flats in this city. Vishwa Aseemvishwa looks okay, but I'm really fed up of builders promising one thing and delivering another. Brochure mein jo amenities dikhate hain, are they even functional after possession? Pool ki maintenance kaisi hai? Gym mein equipment chalte bhi hain ya bas showpiece hai? And yaar, what about the actual daily life quality? Maintenance charges bhi bata do, are they reasonable for what's offered? Don't want to get stuck with a project where half the stuff is broken. Any residents can share their pain points?

My friend who lives in a similar project in Ambegaon Budruk mentioned that even if the amenities are functional initially, the quality degrades fast if the builder hands over maintenance to a cheap third-party agency. The key is to check if the residents' association is active and takes ownership. Otherwise, it's a constant struggle. For Vishwa Aseemvishwa, since possession was in 2021, a residents' association should be well-established by now. Maybe someone from there can chime in directly.
I visited Vishwa Aseemvishwa last month. The common areas looked okay from a distance, but I didn't get to inspect the gym or pool closely. The security guard mentioned that the total units are 45, which is quite small for a complex. This might mean higher per-unit maintenance costs if they don't manage funds efficiently. Also, the current market in Pune is seeing a lot of new inventory, so maybe there are better options with more established maintenance records.
Exactly my thought! Less units means less contribution per unit for common expenses. So the maintenance charges will naturally be higher if they want to maintain good facilities. It's a tough spot for budget-conscious buyers.
45 units only? That's really small. It means less bargaining power for residents with the builder/management committee for maintenance issues. And yes, higher costs per flat is a real concern.
Bhai, you hit the nail on the head. My cousin bought a flat in another project by the same builder, not Aseemvishwa, but still Vishwa Developers. They got possession in 2020. The club house was a joke for the first year, pool was dirty, and security was non-existent. They promised a 'smart home' system but it was just basic wiring, nothing smart about it. The maintenance charges were high, around ₹4000-₹5000 for a 2BHK, and they kept increasing every six months without any visible improvement. It's a common tactic to lure buyers with fancy brochures and then cut corners. Be very careful.
That's a scary story, U3! The maintenance charges sound really high for just basic amenities. For ₹4000-₹5000, I'd expect top-notch services, not just a dirty pool. It's a huge burden on first-time buyers like us who are already stretching our budgets. This makes me rethink Vishwa Aseemvishwa completely.
Oh no, this is exactly what I was afraid of! So the builder ka track record is not good, even for other projects? Does anyone know the RERA number for Vishwa Aseemvishwa? I want to check their official completion status and any complaints.
Totally understand your concern! I've heard similar things about many projects around Pune. Vishwa Aseemvishwa was on my list too because of its location near Amanora Park Town, but the price range (₹1.2 Cr – ₹2.0 Cr) for a first home is already pushing my budget. If amenities are not even working, then it's a huge waste of money. Mujhe bhi yeh tension hai.
