Govindpuri mein price kya quote kar rahe hain bhai? Aur connectivity wahan se कैसी है? I'm looking for something in South Delhi but budget is a major concern. Any idea about their 2BHK configurations?
U4, be careful with the carpet area vs super built-up. 950 sqft sounds okay, but check the actual usable
U4, they were quoting around 1.2 Cr for a 2BHK, 950 sqft. Govindpuri metro station is close, but internal roads are a bit narrow. Connectivity to Saket and GK is decent but peak hours mein traffic jam rehta hai.
This is the classic dilemma! Main bhi ek project mein फस गया था, pre-launch mein book kiya, socha accha deal mil gaya. But later, they offered so many freebies and discounts for spot bookings, I felt cheated. ROI ke liye toh spot deal hi better lagti hai, unless you get a very deep discount initially jo usually nahi milta.
Sahi kaha, builders ka yahi strategy hai. Hum jaise log hi फसते हैं.
Exactly, jo pre-launch mein book karte hain, they end up paying more or getting fewer benefits. Spot deals always have the upper hand. For ROI, it's better to enter when the project is nearing completion or ready to move, though prices might be slightly higher then.
Aakriti ke projects? Be very careful. Unka track record kuch khaas nahi hai. Govindpuri mein bhi delivery time pe hogi, iski kya guarantee hai? Kya RERA registration number dekha aapne?
True, Aakriti ka naam sunke I'm always a bit hesitant. My friend had issues with their project near Anand Vihar.
U2, I partially disagree. Aakriti has delivered some projects, though delays are common everywhere. The current market in Delhi is tricky, builders are desperate for cash flow, so they might offer better spot deals. But for an investor, waiting too long can mean missing out on potential appreciation. RERA helps, but doesn't guarantee everything.
Haan, RERA number toh dekha tha, but website pe sirf basic details hain. Possession date Dec 2026 dikha rahe hain, which seems ambitious for Govindpuri. I'm more worried about hidden charges.
Yaar, totally agree! Builder log always play this game. 'Limited period offer' bolke baad mein sasta kar dete hain. I've seen this happen with a project near Alaknanda too.
