Visited Bhoodhan Avadh Enclave last weekend for a 3BHK. My wife really liked the layouts, thinking about the kids' school nearby. But I'm worried about construction quality. Owners, how's the actual finish? Any issues with seepage or cracks after moving in? Also, are the promised amenities like the kids' play area and club house actually delivered and maintained?

Optimism apni jagah hai, but reality apni jagah. I did some digging, and turns out Bhoodhan Developer ka 'Total Projects: 0' dikha raha hai official records mein. Zero! This is a huge
I don't know, guys. I visited the site last month, and the location is actually quite good, schools and hospitals nearby. The sample flat looked amazing. Maybe they are new but trying to make a good impression? Har builder kabhi na kabhi toh first-time hota hi hai, right? I'm trying to be optimistic.
Meri bhi similar story thi 2 saal pehle, ek naye builder ke project mein Alpha I Greater Noida ke paas. Initial promises bade-bade the, but possession mein itna delay hua aur finish bhi average nikla. Water seepage abhi se shuru ho gayi hai. Bhoodhan Developer ka naam toh pehli baar sun raha hoon, toh be extra careful. Ek baar unka RERA registration check kar lo, aur site visit pe progress dekhna.
RERA number hai kya inka? Website pe toh kuch khas details nahi dikh rahi.
Haan, U3, Bhoodhan Avadh Enclave is actually closer to the Ajayabpur side, not Alpha I. U4 is right, these new builders often compromise on quality to cut costs. Dekho, it's your hard-earned money, don't rush into it just because layouts are good. Pictures can be deceptive.
Yaar, I saw the ad for Bhoodhan Avadh Enclave too. Layouts look decent on paper, but my biggest red flag is the builder, Bhoodhan Developer. I tried searching for their past projects, but kuch mila hi nahi. Is this their first project? A first-time builder for such a big project in Noida... thoda risky nahi lag raha? Especially for construction quality, jo aap puch rahe ho.
Haan, same concern. Wife liked it too, but builder ka track record bahut important hai. Is this project near Alpha I Greater Noida or more towards Ajayabpur side? Location bhi matter karti hai for future value.
Bilkul sahi baat hai bhai. First-time builder, and they're quoting prices like they're established. Noida mein toh already itne options hain.
