Visited a few properties in DLF Phase 2 last week, looking for a 2BHK investment. Honestly, brokers in Gurgaon are just pure commission agents, nothing more. They show you the same listings you find online, add their cut, and pretend they're giving you some 'special' deal. I'm seeing 2BHKs around ₹1.5 Cr, but the broker commission adds another 1-2% on top. Kya value add kar rahe hain? They just push projects like Vohra Estate or M3M where their cut is higher, not what's actually good for *my* ROI. I feel direct builder deals or secondary market via owner are always better. This whole broker system feels like a scam for investors, especially when you're trying to maximize deal value. Change my mind.
