Visited Imperia The Sephyra site last month. Location seems decent, but builder ka delivery track record thoda shaky lag raha hai. I'm looking at it purely from an investment lens – capital appreciation and exit strategy. Is it just me, or wahaan pe investor ratio bohot high hai? Matlab, will resale be tough after 5 years? What's the real ground reality for secondary market activity there? Any current owners can share their experience?

Investor ratio high hai toh exit strategy tough hogi, pakka. But what about the RERA status? Is it even registered properly?
Exactly! Mere cousin ne Alpha II mein book kiya tha 3 saal pehle, abhi tak possession nahi mila. Builder bas extensions pe extensions de raha hai. Yeh Sephyra mein bhi wahi hoga lagta hai. First-time buyers ke liye toh double tension hai.
U5, Imperia The Sephyra ka RERA status abhi bhi 'Application Under Process' dikha raha hai kai portals pe. My broker told me it's normal for new phases, but I'm skeptical. U4 ne jo pucha tha, Alpha I Greater Noida mein bhi inka ek project kaafi late chal raha hai.
Totally agree yaar! Imperia ka naam sunke hi darr lagta hai. Mere ek friend ne Alistonia Estate mein phasa tha, same story.
Sahi baat hai. Inke aur kaun se projects late chal rahe hain, koi bata sakta hai?
Haan bhai, inka track record toh sabko pata hai. Possession dates toh bas ek formality hoti hai inke liye.
