Visited M3M on Golf Course Ext. Road, NRI investment thoughts?

Did a site visit to an M3M project on Golf Course Extension last week. Prices have shot up yaar, not sure if the ROI makes sense for NRIs anymore. My cousin, he's in the US, wants to invest in Gurgaon. Is it still worth it for them without physically visiting? Dwarka Expressway ka kya scene hai for NRI investment, especially for capital appreciation? Should he consider Godrej or Emaar there?

Bhai, M3M ke prices toh sky-high hain. Mera bhi plan tha GC Ext. pe dekhne ka, but jab rates sune, toh laga NRI investment toh door, hum jaise logon ke liye bhi mushkil hai. Capital appreciation tabhi milega jab entry price reasonable ho. NRI cousin ko bolo thoda research kare, especially current market conditions Gurugram mein abhi thodi slow hai for new launches. Dwarka Expressway pe options mil sakte hain.
