How do you truly verify a builder's legal track record, like PL Properties? Any Delhi-specific tips for deep title verification? Don't want future exit issues from unclear titles.

The 'Welfare Society' model itself needs scrutiny. Sometimes these are formed to bypass certain regulations or to pool land from multiple owners which can complicate titles. It's not like a regular large-scale developer with established projects like those around Ansal Villas. Your concern about exit issues is very valid. If the title isn't clean, reselling becomes next to impossible.

Exactly! Zero projects matlab zero experience. I almost got trapped by a similar 'society' model near Alaknanda a couple of years back.
