Visited Salarpuria Sattva last weekend in Financial District. Fed up of renting in Gachibowli, finally taking the plunge. Landlord ne phir rent badha diya! They’re offering construction-linked plans, but I'm thinking of a bigger down payment for lower EMI. Kya sahi hai? Matlab, which payment plan is smarter for a first-time buyer? Also, super area aur carpet area ka difference bahut hai. How do builders inflate numbers? Is there a way to verify before signing? Any experiences with this builder or these payment types?

Bhai, construction-linked sounds good initially but interest burden badhta jaata hai. Maine Attapur mein ek project dekha tha, wahan bhi yahi scene tha. Agar funds hain toh bigger down payment is better for lower EMI in the long run. But ensure builder is reliable and project progress is transparent.

Super area mein common areas bhi include hote hain jaise lift lobby, stairs, walls. Carpet area is what you actually use inside your flat. To verify, you can hire an independent architect to measure it before final payment or possession. RERA website pe bhi carpet area mention hota hai, wahan se cross-check karna mat bhoolna. That's your best bet.
I had a terrible experience with a similar builder near Begumpet. They promised possession in 3 years, it's been 5, and still no sign. Always get the exact carpet area mentioned in the agreement, not just super area. They showed me a sample flat that looked huge, but actual carpet area was tiny, totally misleading. Be very careful with these payment plans and hidden clauses.
Haan bhai, super area ka difference toh loot hai. Mera friend bhi Salarpuria ke project mein phas gaya tha, bolte kuch aur hain, dete kuch aur.
