Visited SM Urban project in Sector 119 last weekend. Honestly, fed up of renting, so finally taking the plunge. Builder ne ₹85L quote kiya for a 3BHK, but I'm worried about hidden charges. Price negotiation Noida mein kitna real hai? Can you actually knock off a decent amount, ya bas thoda sa? Also, possession ke time kya-kya extra costs aate hain jo abhi nahi bataate? PLC, parking, maintenance deposit ke alawa aur kya expect karoon? EMI vs rent math tabhi sahi baithega jab true cost pata ho.

Yaar, you hit the nail on the head! SM Urban is known for this. My cousin almost booked there a year back and the final quote ballooned by almost 10-12 lakhs after all the 'mandatory' extras. PLC, club membership, IFMS, power backup installation – they add up fast. Negotiation on base price is tough, maybe 1-2% if you're lucky, but they make it up elsewhere.
