Vivacity Viva City ka amenities claim bas paper pe achha lagta hai. Main abhi 3 mahine pehle shift hua, gym aur pool bilkul under-utilized hain, matlab maintenance team bhi lazy lagti. Kids play area thik hai. Society ka vibe bhi mixed hai. Carpet area bhi thoda tight laga. Koi aur bhi yeh feel kar raha hai?

Okay, so amenities are bad and carpet area is tight. But are there *any* positives at all? Location advantage? Connectivity? Or is it just a complete pass?
U9, honestly, if the basic living experience is compromised, location and connectivity become secondary. Better to look at other options where the builder has a reputation for post-possession services. No easy answers for first-time buyers!
I'm looking in the same price bracket, ₹35 L – ₹57 L, and the market in Noida is already tough for first-time buyers. Interest rates are high, and property prices aren't really coming down. If we're paying this much, we expect what's promised, especially for a completed project from 2018. If the amenities are unusable and carpet area is tight, what are we really paying for? Just a roof over our heads? That's not a home.
Totally resonate with what you're saying U7. The budget constraint is real. I'm seeing many projects in Ajayabpur offering similar prices, but the quality difference is stark. Some are still under construction, but even those seem to have a better plan for amenities. It's like builders know first-time buyers are desperate, so they cut corners everywhere. For ₹50 lakhs, I'd rather wait or look for a resale with proven maintenance. Are there any other projects around Vivacity Viva City that people have had a better experience with, even if they're slightly above this price range?
This sounds all too familiar. My cousin booked a flat in Alpha I Greater Noida a few years back, and faced similar issues. Builders promise the moon in brochures – swimming pools, clubhouses, 24/7 power backup – but on ground, it's a different story. They just want to close the sale. The RERA number UPRERAPRJ14841 is there, but what good is it if the post-possession services are non-existent? It's a real struggle for first-time buyers like us to differentiate between genuine promises and marketing gimmicks.
Haan U5, sahi kaha. My uncle had a similar experience with a project near Alistonia Estate. The builder had a decent track record before, but their new project was a mess. They just focus on completing the structure and getting possession done. After that, it's a battle for residents to get basic things like proper security or clean common areas. It's a huge financial commitment to buy a home, and then to be stuck with these issues is just heartbreaking.
Wait, Vivacity Viva City? Is this the one near Alpha II? I thought it was a pretty well-known project. Are you sure the amenities aren't just going through a temporary phase? What about the RERA number and possession date? Sometimes new societies take a while to get everything running smoothly after possession, especially if it was recent.
Exactly U4! 160 units isn't a massive society, so managing amenities shouldn't be this hard. It's just poor planning and commitment from the builder post-handover.
U3, it's UPRERAPRJ14841. Possession was back in 2018-04-01, so it's not a new society issue. Bhai, 2018 se ab tak, things should be well-oiled. The original poster is right, the maintenance is a real problem. For 160 units, you'd expect better management, but it's like they just handed over and vanished.
Yaar, I was literally considering Vivacity Viva City for a 2BHK. Your post has me so worried! I heard about the ₹35 L – ₹57 L price range and thought it was decent for a completed project, but if the amenities are just for show, what's the point? I'm a first-time buyer and this whole process is already so confusing. Is the carpet area really that bad? Like, unlivable tight or just slightly less than expected?
Totally agree with U1! I visited the site last month and the gym looked okay from outside, but when I peeked in, it felt so dusty and ignored. Like the equipment was just put there for show. Kids play area thik tha, but the pool looked murky. This is why I'm so hesitant to commit anywhere without proper feedback.
