₹2.5 Cr for a 3BHK in Palm Drive on Golf Course Ext. is what I'm seeing now. I work in RE, but buying for myself is a different game. Sab marketing spin lagta hai. VK And Sons ka on-time delivery track record kaisa hai, sach mein? Kya deadlines meet karte hain ya kaafi delays hote hain usually? Aur construction quality after a few years, any issues with plaster cracks ya seepage? Also, customer support booking ke baad, phone uthate hain ya ghost kar dete hain? Off the record feedback will be super helpful.

₹2.5 Cr for a 3BHK in a project by a builder with zero track record on Golf Course Ext. seems a bit steep, even for today's market. Yes, Gurgaon mein prices high hain, especially around Airport Road (Gurgaon side), but for that budget, you might get something from a more established builder in sectors a little further off, or maybe a resale. New builders often price aggressively to attract initial buyers, but the risk-reward ratio is just not there for me as a first-time buyer. Always compare with similar projects from reputed builders.
My friend booked a flat near Badshahpur kuch saal pehle with a relatively new builder, not VK And Sons, but similar situation. Promised possession in 3 years, ab 5 saal ho gaye hain aur abhi tak bas skeleton khada hai. Delays are a nightmare, aur customer support toh booking ke baad gayab hi ho jaata hai. Phone uthana toh door ki baat, emails ka reply bhi nahi karte. So be very careful with new names.

But a tip for checking on-site: look at the general cleanliness, how materials are stored, and if workers are using proper safety gear. Agar basic cheezein hi dhang se nahi ho rahi, toh quality control ka kya hi kehna. Cracks aur seepage toh baad ki baat hai, pehle basic structure theek hona chahiye.

Yaar, ye VK And Sons Infratech Pvt Ltd ka naam pehli baar sun raha hoon. Thoda research kiya toh pata chala ki inke total projects zero dikha rahe hain. Zero! Kaise koi builder ₹2.5 Cr ka project launch kar sakta hai bina kisi previous experience ke? Bahut risky lag raha hai. I'd be super cautious with a new player, especially for such a big ticket item on Golf Course Ext.
Haan, bilkul sahi keh rahe ho. Maine bhi RERA site pe check kiya, VK And Sons Infratech Pvt Ltd ke naam pe koi completed project list nahi hai. It's a completely new entity. They might be backed by some investors, but direct builder experience zero hai. For a first-time buyer like us, this is like jumping into a dark well. Best to avoid such builders, especially when your hard-earned money is on the line. Quality aur delivery dono pe doubt hai.
Zero projects? Are you serious? That's a huge red flag. Is there any parent company or group behind them that has experience? Or is this literally their first venture? How can RERA even approve a project for a builder with no track record?
Totally understand your dilemma, bhai. Buying for self is always more stressful. Marketing toh sab karte hain, asliyat ground pe pata chalti hai.
