Is VKS Radha Kunj livable for empty nesters? We're downsizing, need a quiet society, good hospital access. ₹49L price looks fine, but what about actual maintenance costs? Any residents here?

Yatharth Hospital is indeed a decent option nearby. Also, Felix Hospital in Sector 137 is not too far, maybe 20-25 mins. So hospital access is not a deal-breaker for VKS Radha Kunj. The main issue remains the builder and the actual completion status of amenities. Have they received OC yet? Without OC, you can't even register your flat properly.
U15, Yatharth is good but for critical care, often people prefer Fortis or Max in Delhi/Gurgaon. And that's a long drive from 121. For empty nesters, a multi-speciality hospital within 10 minutes is ideal. Felix is okay, but again, traffic can be unpredictable.
True, distance to hospital matters a lot, especially in emergencies. And Noida traffic is no joke during peak hours. If it's a 15-20 min drive without traffic, it can easily become 30-45 mins with traffic. Please factor this in, OP.
VKS Radha Kunj is actually near Sector 121, not 119 exactly. It's a bit interior, which does make it quiet. For ₹49L, you're probably looking at a 2BHK of around 900-1000 sqft super area. Hospital wise, Yatharth is relatively close, maybe 15-20 min drive. But the main concern is indeed the builder. Maintenance costs are usually high initially because the society is new and builder is still involved.
U5, you're right about Sector 121. It's developing, but slowly. And the builder, VKS, they have a history of delays. For empty nesters, this uncertainty is not good. My uncle almost bought from them years ago, luckily backed out.
Bhai, VKS ka toh naam hi mat lo. Mera bhi same experience tha 2 years ago with their project in Ghaziabad. Promises bahut bade, delivery zero. Possession date pe date, amenities ka toh pucho hi mat. Pool kabhi chala nahi, gym mein equipment rusted. Empty nesters ko toh aur zyada peace of mind chahiye, yeh builder woh nahi dega. ₹49L mein you can find better, maybe a resale in a reputed society in Sector 7x or 13x.
