VKS Radha Kunj: Possession reality vs. promise
Visited VKS Radha Kunj site last weekend. Builder ne bola tha Q4 2025 possession, ab Q2 2026 bol rahe. EMI aur rent dono kaise manage hoga? Hidden charges bhi add kar rahe hain. Fed up of renting, but this is frustrating. Koi aur bhi frustrated hai kya? What options do we have?

They are adding charges for 'club membership' which was supposed to be included, and 'IFMS' (Interest Free Maintenance Security) is much higher than discussed. Plus, extra for preferred location units (PLC) which wasn't clear earlier. It's like death by a thousand cuts.

Their RERA ID (UPRERAPRJXXXX) shows multiple extensions for previous projects. The official possession date for Radha Kunj is actually May 2026 as per RERA, not Q4 2025. Builders often give earlier dates verbally to attract buyers. Always check RERA portal before trusting sales reps. My broker showed me the actual date.
