Vohra Estate 4 Mohali: Kya ROI sahi hai?
Been looking at Mohali properties for almost a year now, and Vohra Estate 4 keeps popping up. I work in real estate but buying for myself is a whole different ball game, yaar. Completed project hai, price ₹3.10 Cr dikha raha hai, so no under-construction risk there. But I'm really wondering about the real ROI. Has its price moved much since launch? What's the actual rental yield people are getting, not just brochure figures. Also, is the resale market liquid enough for something in this price bracket? Need some honest opinions.

Considering the current market conditions, especially for high-value properties, Gurugram mein bhi buyers thode cautious hain. Mohali mein 3.1 Cr is a niche market. Resale liquidity will definitely be an issue. You might find a buyer, but it won't be a quick sale at a good price. Think long-term, like 7-10 years, if you're looking for significant appreciation.
My personal experience says, don't just look at the 'completed' tag. Check the quality of construction, builder's reputation for after-sales service, and maintenance charges. A project near Airport Road (Gurgaon side) was 'completed' but had so many structural issues later, it became a nightmare for residents. 3.1 Cr is a big investment, gotta be super diligent.
Absolutely, U4! Builder ka track record bahut important hai. Vohra Estate ka past record kaisa hai? Koi feedback hai inke previous projects pe?
ROI ke liye sirf rental nahi, capital appreciation bhi dekhna padega. Has Vohra Estate 4 really appreciated much since its launch? I remember seeing some ads for it a few years back, but I don't recall any major price jumps. Seems stagnant.
Sahi keh rahe ho, U1. Price toh sunke hi darr lag raha hai. But if it's genuinely completed, at least the construction risk is gone. Main toh rental yield pe focus kar raha hoon. Koi hai jisko Vohra Estate 4 se actual rental income aa rahi ho? Brochure figures pe toh bharosa nahi hota.
I heard from a friend who knows someone there, rentals are not great. Maybe 40-50k for a good unit, jo 3.1 Cr ke hisaab se bahut kam hai. Resale market mein bhi buyers kam milte hain for this budget.
Rental yield is key for sure. My uncle bought in Baharampur Naya and the projected rental was 4.5%, but he's barely touching 3% after all expenses. Mohali mein 3.1 Cr ki property pe kitna expect kar sakte hain? 1% bhi mushkil lagega.
Yaar, Vohra Estate 4 mein 3.10 Cr price? That's a huge amount for Mohali, even if it's a 'completed' project. But then why is the possession date showing 2026-05-07? Builder log aise hi karte hain, show completed but actual possession mein time lagta hai. My friend had a similar issue with a project near Aerocity, took them another year after the 'promised' date.
Bhai, 3.1 Cr mein toh Gurugram mein Badshahpur side thoda decent plot mil jaayega, maybe not a villa. Mohali ke liye itna high price, I'm not sure. ROI toh tab dekhenge jab actual possession mile. Yeh toh pehle hi jhol lag raha hai.
Exactly! This 'completed' but future possession date is a red flag. I've seen builders do this to avoid RERA penalties sometimes. We need to be super careful.
