Vohra Luxury Builder Floors 6 build quality is a joke
Did a site visit to Vohra Luxury Builder Floors 6 last week and honestly, I'm a bit shocked. Brochure mein jo dikhaya tha, that was something else. Site pe jo finishings hain, matlab, walls mein already minor cracks dikh rahe the. Builder ne bola tha top-notch quality hogi, but abhi se yeh haal hai. Fittings bhi thodi loose lag rahi thi, not sure if it's just that unit or a general issue. My parents keep saying under-construction mein aise hi hota hai, but this felt a bit much for the price. Kya others ne bhi yeh notice kiya hai? Yaar, I'm investing my life savings, ab samajh nahi aa raha if this is normal for Gurgaon projects ya I should be worried. Any similar experiences with Vohra or other builders?

This is so disappointing. I'm also a first-time buyer and this whole process is giving me anxiety. I thought a 'luxury' tag meant at least basic quality assurance. What recourse do we have if the builder doesn't fix these issues after booking? Can we hold back payment?
Yes, always get a professional inspection done. Don't rely on the builder's team. For a 3 Cr property, spending 10-15k on an independent inspector is a small price for peace of mind. They catch things you might miss.
U5, it's very difficult to hold back payment once the agreement is signed, unless there's a specific clause. That's why pre-possession inspection and snagging are super important. Document everything with photos and videos before you take possession.
I heard Vohra has a mixed reputation. Some of their older projects were decent, but recent ones, especially after the market boom in Gurugram, feel rushed. Builders are trying to capitalize. Have you checked out any other projects in the same price range, maybe a bit further out in Baharampur Naya for better quality?
Exactly! The current market is so hot, builders are just pushing anything out. Quality control has gone down. It's hard to find good value for money right now. I'm also looking in Gurugram and feeling the pressure.
Your parents are not wrong, under-construction mein thoda bahut compromise hota hai, but 'minor cracks' in a brand new, supposedly luxury project is not minor. Especially at this price point. My cousin bought a flat near Airport Road and had similar issues with another builder, took ages to get them fixed after possession. Don't let them tell you it's normal.
OMG, I had Vohra Luxury Builder Floors 6 on my shortlist! Thanks for sharing this, it's a huge red flag. I was so impressed with their brochure photos. My agent said it's 'completed' but possession is 2025? Why is there such a big gap? Are they still doing finishing touches?
Yes, that 'completed' status with a future possession date is a common trick. It could mean they're done with the main construction but internal fit-outs, common areas, and occupancy certificates are still pending. Happened with my friend in an Aerocity project.
Possession date 2025-10-01 for a 'completed' project? That sounds like a tactic to push sales while they still have work pending. 'Completed' often means structure is up, not that it's ready to move in. Always check the actual readiness, not just what they claim.
Yaar, I totally get what you mean! I visited a Vohra project near Badshahpur last year, not this one, but the experience was similar. The sales guy was all 'premium fittings, European design' but the sample flat had shoddy paintwork. I walked away. For 2.8 Cr to 3.8 Cr, you expect proper quality, not minor cracks. This 'RERA Not Applicable' thing also makes me nervous, it feels less regulated.
U7, usually builder floors are considered individual plots or smaller developments, so sometimes they try to bypass RERA if they fall under certain size/unit count exemptions. But it's risky for buyers.
Bhai, RERA Not Applicable ka matlab kya hai? Is it because they're builder floors and not a large project? I thought RERA was for everything now. This is confusing for first-time buyers.
Sahi keh rahe ho. RERA registration is a must these days. Without it, there's less accountability. Builders can take advantage. I've heard too many stories.
