Vohra Luxury Floors 2: My investment ROI reality check

Budget finalised for an investment property, but Vohra Luxury Floors 2 ka actual ROI samajh nahi aa raha. I work in real estate, but apna paisa lagate waqt sab calculations upside down lagti hain. Builder ne toh ₹2.70 Cr ke price point pe crazy rental yields aur capital appreciation dikhaya tha. Ab jab project completed hai, I'm hearing mixed reviews about actual rentals. Kya kisi ne invest kiya hai yahan? What's the real rental yield you guys are getting, honestly? Are these 'luxury' floors actually attracting good tenants at the expected rents? And resale market ka kya haal hai? Is there an active secondary market for these, ya phir stuck ho jayenge? I'm worried about liquidity and long-term appreciation.
