Not proud of this but I almost got duped by a pre-launch scheme last year, so I'm super cautious now. Been looking at Vyom Avinea Phase 2 for a while, the initial pricing around ₹1.11 Cr for a 2BHK looks interesting for investment. My main worry is the builder's delivery track record — are they known for delays? Also, what's the realistic capital appreciation outlook post-possession? Don't want to get stuck with low rental yield either. Any thoughts on its resale potential in a few years?

Vyom Avinea Phase 2 ke baare mein, I looked up the RERA number: PR1261012501542. It clearly states the possession date as 2029-12-01. But RERA dates are often just a formality. Has anyone checked the actual construction progress on site? Are they even laying the foundation yet, or is it just land clearing?
U10, exactly! Land work hi chal raha hai? Then
U4, I visited the site last month. It's still mostly land work, not much vertical construction yet. For a 2029 possession, they *should* be further along, especially with 204 units. This is where the red flags start for me. They have a long way to go.
Bhai, builder delays are real nightmares. I booked an apartment in Akurdi three years ago, and the promised possession date was 2022 end. Abhi tak construction adha bhi nahi hua hai, they keep giving excuses. My EMI started, and I'm still paying rent. Don't fall for glossy brochures! Always check their past projects, visit their completed sites if possible. This 'investment' can become a huge liability if the builder isn't solid. Vyom Avinea ka RERA status check kiya kya kisi ne?
U3, name and shame that Akurdi builder, yaar! It helps others.
U3, your story is exactly why I'm so hesitant. It's not just about the money, but the mental stress is immense. My cousin faced something similar near Amanora Park Town. Builders need to be held accountable.
The initial post hits home. Pre-launch schemes can be tricky. Vyom Avinea Phase 2 ka pricing theek lag raha hai, but 2029 possession date feels so far away. What if the market dips by then? Capital appreciation is my main goal, not just renting it out for peanuts. Anyone has insights on Pune's property market trends for upcoming areas?
Yaar, Vyom Avinea Phase 2 ka advertisement dekh raha tha. ₹1.11 Cr for a 2BHK sounds tempting for investment, especially with the upcoming status. But the post just reminded me of my last near-miss. Is this builder really reliable? I'm so scared of project delays after what I heard about some projects near Sinhagad Road.
U1, Vyom Avinea by [Builder Name - *assuming the community knows this*] ka reputation toh mixed reviews wala hai. Builder delays toh common hai, but Vyom Avinea ke liye specific kuch suna hai?
Totally agree, U1! Builder ka track record check karna bahut zaroori hai. Been there, done that, got burned.
