Since last quarter, I've been tracking Vyom Avinea Phase 2 in Pune quite closely. Is it just me, or does the current pricing of ₹1.11 Cr–₹2.11 Cr seem a bit high for an upcoming project? I'm looking at capital appreciation, and with pre-launch rates already gone, kitna upside bacha hai, honestly? From my experience, initial buyers get the best ROI, but for this project, I'm not sure if the current entry point offers enough future growth. Also, resale market mein liquidity kaisi hogi 5-7 saal baad? I'm concerned about the investor ratio; agar end-users kam hain, toh ghost society ka risk toh nahi banega, affecting future rentals and resale value. How are others seeing this project's long-term potential and exit strategy?

Sahi pakde ho, OP. My cousin booked in their Phase 1 a couple of years back, and even then, he felt the prices were stretched. He's still waiting for possession, which was supposed to be mid-2024, but now it's looking like late 2025. It's frustrating to see the price jump so much for Phase 2, while Phase 1 buyers are still stuck. This builder has a reputation for premium pricing but not always for timely delivery. I'd strongly suggest checking their RERA track record for other projects before committing. Like for this one, the RERA number is PR1261012501542, check for past projects linked to this builder.
Yes, exactly! My friend had a terrible experience with their project near Akurdi. Promised amenities were cut down, and possession was delayed by almost 2 years. They really push hard on sales but post-booking service is a nightmare. Be very careful.

Yaar, I completely agree with the OP. ₹1.1 Cr for an upcoming project in Phase 2? Thoda zyada hi lag raha hai, especially considering the location. I was eyeing something similar near Ambegaon Budruk, and the rates there were comparatively better for ready-to-move. Capital appreciation ka scope toh tabhi hota hai jab entry point sahi ho, yahan toh lag raha hai hum already peak par enter kar rahe hain.
