Wakadkar Wasti property prices are completely overhyped, period. Everyone glorifies the 'investment potential' here, but honestly, I'm not seeing how the current rates justify it. I'm fed up of renting, my landlord just raised rent again, so I'm finally taking the plunge. My budget for a 2BHK is around ₹70-80L, but even here, it feels like I'm paying a premium for nothing much. Are people actually seeing that 5-8% annual appreciation in Wakadkar? Or is it just brochure talk for these new projects coming up? And what about the traffic, bhai? Is the Pune Metro really going to fix the daily nightmare commute or just create new bottlenecks? Thinking about EMI vs rent, but need a ground reality check on these claims. Change my mind.

I was also considering Wakadkar, but ended up buying in Ambegaon Budruk. Thoda outskirt hai, but for ₹75L, I got a much bigger 2BHK with better amenities. Plus, less traffic and a bit more greenery. Investment potential shayad thoda kam ho, but for living, it's peaceful. Wakadkar ka market abhi bohot speculative lag raha hai for first-time buyers.
Bhai, appreciation ki baat chhodo, traffic ka kya? Daily office jaana mushkil ho gaya hai. Metro ka toh abhi pata nahi kab pura hoga, aur tab tak toh yeh roads aur choke ho jayenge. I was looking at a project near Hinjewadi Phase 3, but the commute from Wakadkar is a nightmare. Is there any alternate route people use?
Exactly! Metro will help, but the sheer volume of vehicles is too much for the existing infrastructure. I live near Sinhagad Road and the traffic there is also bad, but at least there are more established societies and somewhat better planning. Wakadkar is still developing so much, it feels like they're building without proper infrastructure planning. My friend paid premium for a flat there, and now he's stuck in daily jams, regretting his decision.
Alternate routes toh hain, but time consuming. Usually, Log use the internal roads via Marunji or save time by starting early to avoid the rush. Metro ka impact toh definitely hoga, but I think it will ease traffic on the main road, not completely eliminate it. It's a trade-off for convenience in the long run.
Totally agree yaar. ₹70-80L for a 2BHK in Wakadkar feels like a stretch. Mujhe bhi lagta hai overhyped hai, especially for a first-time buyer like me. It's making me reconsider my budget entirely.
Akurdi mein abhi bhi options mil jayenge kya 60-70L range mein for 2BHK? Ya wahan bhi rates badh gaye?
Haan, but connectivity wise it's good. My cousin bought a 1BHK near Akurdi last year for less, and now regretting not looking into Wakadkar for future potential. But yeah, prices are crazy, for a 2BHK you are definitely looking at a premium.
