Wave City or Godrej Majesty? Confused about investment
Kids have moved out, so resale of existing property is almost done. I'm thinking of buying a smaller flat in Noida. Wave City Sec 7 is ready to move, around 60L. Godrej Majesty is under construction in Greater Noida, costing much more, almost 2.5Cr! Carpet area wise, Wave City seems better. Is it worth the extra money for Godrej? Which one would be a better investment for resale after, say, 5 years? Honestly not sure which one to pick. Any suggestions?

Main thoda alag sochta hoon. Jab kids move out ho gaye hain, toh immediate need nahi hai. Godrej is a premium brand, aur Greater Noida mein Alpha II jaise areas mein future growth bahut hai. Total 777 units hain, ek exclusive community banegi. 2.5 Cr abhi zyada lag raha hai, but 5 saal baad jab possession milne wala hoga, tab tak price kahan se kahan pahunch jayega. Wave City toh abhi mature market hai, Godrej will be the next big thing. Long-term investment ke liye Godrej better hai, especially agar aapke paas funds hain.
Jaisa ki U3 ne pucha, location bahut matter karti hai. Wave City is proper Noida, connectivity achhi hai. Godrej Majesty Greater Noida mein hai, aur wahan development abhi bhi chal raha hai. Agar aap Alpha I Greater Noida ke aas paas ki baat kar rahe ho toh wahan potential hai, but 2.5 Cr is a big jump. 5 saal mein resale ke liye, ready-to-move projects usually better perform karte hain, unless the under-construction one is in a super hot, upcoming zone with guaranteed infrastructure.

Dekho, main bhi first-time buyer hoon aur meri bhi yahi confusion thi. Maine ek project mein invest kiya tha jo under-construction tha, aur abhi tak possession nahi mila hai, 2 saal late ho gaya hai. Godrej Majesty ka toh RERA possession date 2030-02-16 hai, matlab abhi 6 saal hain! Market mein abhi Noida side thoda slow hai, toh kya pata Greater Noida mein itna appreciation milega bhi ya nahi. Wave City ka ready-to-move hona ek huge plus point hai, especially for resale in 5 years, kyuki tab tak woh mature ho chuka hoga.
RERA definitely helps, but it's not a magic wand. Penalties lagti hain builders pe, but possession toh tab bhi late ho sakta hai. Bas aapko compensation mil jaati hai. But who wants compensation when you need a home, right? Patience bahut chahiye under-construction mein.

Bilkul sahi keh rahe ho. Under-construction mein investment karke phansna nahi chahiye. Builder ki delays ka bahut darr rehta hai.
