Wave City Palm Wood Enclave: Real ROI or just hype?
Budget finalized, loan pre-approved, but Wave City Sec-6 Palm Wood Enclave pe aakar atak gaya hoon. I work in real estate, but for my own investment, I'm scrutinizing everything. Everyone glorifies Wave City, but for a completed project at ₹57L+, is the appreciation really there? Matlab, future ROI ka kya scene hai? Iska resale market kitna liquid hai ya phir ghost society banne ka risk hai? Disagree? Tell me why.

Honestly, the location is still developing around it. Yes, it's a completed project, but the surrounding ecosystem takes time to mature. For a first-time buyer, liquidity is key. If you need to sell quickly in a few years, will there be enough demand at a profitable price? I'd be nervous about that part.
I checked the RERA info, Palm Wood Enclave possession date was 2017-01-01. That's almost 7 years old now. For ₹57L, you are effectively buying into an aging asset. While Wave City as a whole might be developing, the appreciation for an older, completed unit will be much slower. Better to look at newer projects in areas like Alistonia Estate or even near Ajayabpur if budget is a concern and you want future growth.
My friend bought a plot in Wave City a few years back, and he's still struggling with possession and clarity on development. I know Palm Wood is completed, but the overall builder reputation for timely delivery and transparency has been patchy. Does that affect resale value?
But isn't Wave City a smart city concept? I heard it has good infrastructure and amenities. What about the schools and commercial spaces inside? Are they functional and good quality? For ₹57L, you'd expect a lot.
Infrastructure is decent, no doubt. Schools like DPS are there, and some commercial hubs are coming up. But connectivity is still a concern for many, especially if you work in Central Noida or Delhi. And maintenance, as U4 mentioned, is a constant headache. It's not just the initial price, but also the recurring costs and actual livability.
Bhai, exactly my thoughts! ₹57L for a completed project from 2017? Noida mein itne mein toh Naya ghar mil jaata hai. Wave City ka hype bahut hai but actual appreciation kitni hai, I doubt. Resale mein kaun lega itne purane project ko?
Exactly. The initial buyers had a good run. For us, it's like buying a used car at new car prices. Plus, current market conditions are a bit slow for resales, especially for older societies.
Sahi keh rahe ho. I almost booked in Wave City last year but then pivoted to a project near Alpha-II Greater Noida. Wahan pe price points better mil rahe the for a newer construction. Palm Wood Enclave ka price ₹57L-₹58L sunke laga ki itna ROI milna mushkil hai now. The initial buyers who got it for much less might have seen appreciation, but for us now, it's a different game. Plus, maintenance charges bhi add honge.
