Wave City Sector 6 Phase 2 plots — everyone keeps hyping these up for appreciation, but I'm not seeing the real resale market activity. From my experience, completed projects need serious liquidity for investors to exit cleanly. The initial price jump was decent, sure, but what's the actual CAGR post-possession? Is there enough end-user demand to sustain future capital gains, or is it mostly investor-driven right now? Change my mind.

Sach mein, kisiko recent resale transaction ka data pata hai kya? Ya koi actual buyer mila hai jisko 3-4 saal pehle ka plot abhi bechna ho? I'm looking to invest, but this lack of clarity is scary.

U9, main bhi yahi data dhundh raha hoon. Mera ek friend hai, usne 2019 mein ek plot liya tha, ₹2.2 Cr ka. Ab woh bechna chah raha hai, but buyers nahi mil rahe hain us price pe. Brokers bol rahe hain ki 10-15% discount dena padega current market rate se. Toh CAGR toh negative mein ja raha hai uska abhi tak.
₹1.6 Cr se ₹4.8 Cr tak ke plots, aur total 50 units hi hain. Itne high value plots ke liye resale market waqai tough hota hai. End-user toh milenge nahi itne, sab investors ka game lag raha hai.
Exactly! Is price bracket mein end-user usually ek built-up villa prefer karta hai, na ki sirf plot. Plot ka buyer ya toh developer hota hai ya fir koi ultra HNI jo custom build karega. That pool is very small, makes resale very illiquid.

Dekho, Wave City ka overall master plan toh kaafi acha hai, aur Sector 6 Phase 2 completed hai, that's a big plus for ready-to-move. Initial investors ne toh achha profit banaya hai. Lekin haan, jo aap end-user demand ki baat kar rahe ho, woh thoda concern hai. Ghaziabad mein Achchheja side pe bhi similar projects mein yahi issue aa raha hai. Maybe long-term mein better ho?
