What's the realistic rental yield for a ₹4 Cr unit in today's market? Is the premium justified for long-term ROI, ya paise phas jayenge? Bahut nervous hoon, pehla upgrade hai.

Sahi keh rahe ho, U1, builder ka delivery track record bahut poor hai. Mere ek friend ne Ghaziabad mein hi inke ek project mein invest kiya tha, Achchheja area mein, aur usko 2 saal late possession mila. ₹4 Cr unit ke liye, rental yield hardly 1.5-2% hi milega. Not worth it, I feel.
