West Delhi's infra boost: already priced in?

My kids have moved out aur ab humein itna bada ghar nahi chahiye, so we're looking to sell our current place and buy something smaller. West Delhi mein kaafi infrastructure development hua hai, especially metro lines aur road projects. Has this *really* pushed up property values in specific pockets? Like, Rajouri Garden ya Janakpuri mein kitna farak aaya hai? Not sure if it's sustainable or if prices are already peak pe. Want a good society, elevator, hospital paas mein. Any areas that still have growth potential due to connectivity?
