My landlord just increased rent again, so I'm finally taking the plunge and looking to buy in Pune. I'm eyeing a 2BHK with Abhinav Rainbow Developers in Dhankawadi, quoted around ₹85L. But yaar, yeh all-in cost ka kya scene hai? Builders bas base price batate hain. Stamp duty, registration, PLC, parking, interiors – sab add karke kitna extra lag jayega? Is it 15-20% more on ₹85L? Also, construction-linked payment plans (CLP) vs a bigger down payment. Which is smarter for a first-time buyer? CLP sounds flexible but you're paying interest longer, right? Ya ek hi baar mein zyada deke EMI kam rakhna better hai? Confused hoon. Any experiences with Abhinav Rainbow projects?

Totally feel you, OP! Landlord increases are the worst. For the 85L quote, expect at least 15-18% extra for stamp duty, registration, legal, society formation, and all those 'hidden' charges. Meri toh lag gayi thi 2 saal pehle jab Ambegaon mein liya tha. Builder ne kuch bataya hi nahi tha pehle.
