What actually happens to promised amenities post-possession?
My landlord just hiked rent by 10% again, fed up of this cycle now. Finally taking the plunge to buy in Greater Noida. I'm looking at Apex Aura, but I'm worried about promised amenities vs actual delivery at possession. Kya hota hai? Jaise clubhouse aur sports facilities, are they actually useful ya bas showpiece reh jaate hain? As an investor, does this amenity gap affect resale value or tenant attraction later? Maintenance costs pe bhi farak padta hai kya after a few years?

Exactly! My cousin booked in a project near Ajayabpur station and their 'Olympic size' swimming pool ended up being a glorified puddle. For Apex Aura, the RERA number UPRERAPRJ7084 shows it's completed, so technically all promised amenities should be ready. But 'ready' doesn't mean 'functional' or 'well-maintained'. Be very careful during site visits.

Exactly! And the resale value takes a hit if amenities are bad. Who wants to pay premium for a society with a broken pool? Plus, tenant attraction for good families often depends on these facilities. If they're just for show, it's a huge loss. Maintenance charges for these non-functional amenities are still levied, which is a major pain point.
This is my biggest fear! 'Completed' but not 'functional'. So, for Apex Aura, are people actually using the amenities now? Is there a maintenance committee in place?
Totally feel you on the rent hike! Greater Noida is a good call. Apex Aura looks decent on paper. But I've heard from friends that builders often cut corners on amenity quality. At least Apex Aura is complete, so you can see what's there before buying, right?
Not always! Sometimes they just show a sample flat, amenities are still under construction.
Bhai, amenities toh sirf brochure mein achhe lagte hain. Reality mein half-baked milte hain ya phir maintenance itna high hota hai ki use hi nahi kar paate. Apex Aura toh completed hai na? Kisi ne possession liya hai wahan? Kya feedback hai?
I visited Apex Aura last month. The clubhouse is there, but not fully operational. Sports facilities are basic, not like what was shown in the initial renders. Looks like they just finished it for RERA completion certificate.
