My landlord just hiked rent by 10% again, fed up of this cycle now. Finally taking the plunge to buy in Greater Noida. I'm looking at Apex Aura, but I'm worried about promised amenities vs actual delivery at possession. Kya hota hai? Jaise clubhouse aur sports facilities, are they actually useful ya bas showpiece reh jaate hain? As an investor, does this amenity gap affect resale value or tenant attraction later? Maintenance costs pe bhi farak padta hai kya after a few years?

For Apex Aura, the RERA number UPRERAPRJ7084 shows it's completed, so technically all promised amenities should be ready. But 'ready' doesn't mean 'functional' or 'well-maintained'. Be very careful during site visits.
