What Ansal API's amenity brochure doesn't tell you

₹85 lakh for a 3BHK in Ansal Aastha Mig Zone, but the brochure amenities seem too good to be true. I work in real estate, so I know how builders play the 'amenities' game. Ansal API's brochure talks about a fully equipped gym and clubhouse. But are these actually functional in Rajkot? Or are they just for show, like many projects where half the stuff is 'under construction' years later? I'm tired of super area games, now it's about what you actually *use*. What's the word-of-mouth reputation for their society upkeep? Should I expect a huge gap between promised and delivered?
