Okay I'll be honest — I completely underestimated how confusing this process is. I'm finally looking to buy my first 2BHK, maybe around Sarjapur Road or Whitefield, with a budget of about ₹1.2 Cr for a Prestige Group project. I've heard so much about hidden charges and it's making me nervous. What exactly is the 'all-in' cost people talk about here? Beyond just stamp duty and registration, what else should I factor in? Like PLC, parking, legal fees, interiors… I'm really worried about surprise charges popping up just before possession. Also, does negotiation actually work with these big Bangalore builders? How much can you realistically knock off the quoted price? Any tips on negotiating for a 1.2 Cr flat? Don't want to get fleeced.

Bhai, builders ka toh yeh game hi hai. Pehle low price dikhaate hain, phir jab book karne jaao toh ek ke baad ek
Totally get you, yaar! First-time buyers ka toh band baj jaata hai iss process mein. Hidden costs are a real thing, especially with bigger builders. Budget ₹1.2 Cr hai toh expect at least 10-12% extra for all these charges. Stamp duty, registration ke alawa PLC, amenities, corpus fund sab milake kaafi badh jaata hai bill.
