What are the true hidden costs for Pune flats?
Visited a couple of projects in Sasane Nagar last week, including one by Icon Group. Kids have moved out, so we're looking to downsize from our big bungalow to a manageable 2BHK flat, something easy to maintain with an elevator, near a good hospital. My current property's resale is almost done, so I want to be smart about this. I'm really trying to understand the all-in cost. Builders quote one price, but then there's stamp duty, registration, PLC for higher floors... and parking charges. Does negotiation even work on these? For a 2BHK around ₹80-90L, what's a realistic percentage one can negotiate down? Also, I've heard stories about hidden charges popping up right before possession. What should I specifically look out for? Are there any common 'surprise' costs in Pune that builders usually don't mention upfront? Want to avoid any last-minute shocks.

Totally feel you on this! Builders always show a rosy picture. Mera bhi experience similar raha hai. Jab tak final amount nahi aata, samajh hi nahi aata kitna extra lagega. Especially those 'miscellaneous charges' that pop up out of nowhere. Sasane Nagar mein prices waise bhi thode upar rehte hain, toh negotiation ka scope aur kam ho jaata hai.
