Since last year, I've been looking at ATS Picturesque Reprieves. Everyone talks amenities, but what about the actual project-delivery? Is the daily life, kid's school commute, and society vibe genuinely good, or just marketing hype? Change my mind.

Dekho, ATS Picturesque Reprieves ka potential toh hai, no doubt. Amenities, design sab accha hai. But as first-time buyers, humein budget aur timely possession ka darr rehta hai. Is project mein 2025 April possession date hai, which is still a couple of years away. My take is, if you're okay with slight delays and really value the ATS brand and its offerings, it *might* be worth it. But keep a buffer for costs and time. Have others considered its resale value?
Resale value toh tab jab possession mile. Delays ka darr hi sabse bada hai.
Resale value ATS projects ki generally achi rehti hai, but it depends on the market at that time. Agar location develop ho gayi aur infrastructure sahi raha toh theek hai. But agar delays hue toh initial buyers ko impact hoga.
Given the current real estate market in Noida, jahan prices already high hain, do you think ₹2.2 Cr – ₹3.7 Cr for Reprieves is justified? Plus, daily commute agar kid school Ajayabpur side hai, toh traffic ka kya scene rehta hai? Koi idea?
Price toh definitely high hai. Same budget mein log Greater Noida West mein bhi options dekh rahe hain. ATS ka brand value hai, but still.
Traffic ka scene toh Ajayabpur side se thoda hectic ho jaata hai peak hours mein, especially if you're coming from Noida Extension. You'll hit bottlenecks near Pari Chowk. As for the price, ₹2.2 Cr is steep for a first-time buyer. Right now, market mein bohot options hain. You might get something similar in Alistonia Estate or near Alpha II for a better deal, though maybe not with the same brand name.
Yaar, maine ATS Greens Village mein ek flat dekha tha kuch saal pehle. Unki marketing bahut solid hoti hai. But delivery ke time thodi delays karte hain. Reprieves ka RERA number (UPRERAPRJ631) toh hai, but 864 units hain, itna bada project time pe complete karna mushkil lagta hai. Koi bata sakta hai ki construction speed kaisi hai wahan abhi?
Sahi keh rahe ho. Mera bhi ATS ka experience accha nahi raha. Delays pakka honge.

Honestly, main bhi dekh raha hu ATS Picturesque Reprieves. Location wise toh Noida Extension mein kaafi sahi lag raha hai, especially connectivity to Alpha I Greater Noida. Amenities bhi top-notch hain. Thoda price high hai, ₹2.2 Cr se shuru, but quality ke liye adjust karna padega.
Bhai, ATS ka track record toh mixed hai. Picturesque Reprieves mein amenities dikhate hain, par possession ka kya? 2025 date hai, par kya time pe milega?
