What brokers don't tell you about Gurgaon deals

My kids' school admission is next year, so we desperately need a bigger 3BHK in Gurgaon by then. I'm checking out Sector 46, maybe a resale flat. VK And Sons Infratech Pvt Ltd ka ek project bhi dekha. Brokers are pushing hard, claiming 'spot discounts' only they can get. Should I deal directly with the builder or will brokers actually get me a better deal? Also, stamp duty aur registration ke liye kitna extra budget rakhna padta hai? Not sure if their 'all-inclusive' prices are real.
