What brokers don't tell you about Noida Extension deals

Broker commission in Noida Extension feels like a total rip-off sometimes. I'm finally fed up of renting, looking for a 2BHK in Sector 78 around ₹70-80L. Builders like Buildcon Engineering Pvt. Ltd. ke projects dekhe hain. Should I go direct to the builder for a better deal or brokers actually have some 'spot discount' access? Often lagta hai they just add their cut. Kya experience hai logon ka? Kaise avoid karun extra costs with brokers?

Totally agree! Brokers just add their cut. I'm also looking in Noida Extension, maybe around Alistonia Estate, and the commissions are insane. For a 2BHK at ₹70-80L, that 1-2% is a huge chunk. Direct builder is the way to go, I feel. But how do we even approach them without brokers?
